Kendon House: A Case Study in Leasing-Led Performance

We’re proud to share a snapshot of our leasing and operational success at Kendon House in Stratford — a prime example of how leasing-led strategies can deliver rapid results and long-term asset value.
Appointed in February 2025, we joined ahead of practical completion to align pre-handover works, system setup and mobilisation. This early involvement ensured a seamless launch and immediate traction in the market.
From day one, we saw strong potential in Kendon House. The location — central Stratford but within a residential enclave — offers a compelling alternative to nearby new builds. With over half an acre of private gardens and parking permit availability, the building delivers lifestyle features rarely found in comparable schemes.
Internally, the refurbishment focuses on liveability: efficient layouts, generous storage, strong acoustics, and clean, modern finishes. No high-cost amenities or over-designed communal space — just well-executed homes with low Opex and broad tenant appeal.
Leasing Results
Marketing began mid May 2025, by mid-July, 50% of the scheme was let. Strong demand enabled two in-cycle rent increases — with two-bed homes achieving £2,600 PCM.
By 9th September, we achieved 100% occupancy. All tenants were professionally referenced on ASTs, with guarantors where required. No incentives were offered during the campaign.

Operational Efficiency
With a lean plant setup and no costly shared amenity, Kendon House is proving simple to manage and efficient to run. Opex is significantly lower than comparable new builds — and resident satisfaction remains high.
